Water Damage Repair for Older Larchmont Homes

Half of Larchmont’s homes were built before 1940. When a leak or flood soaks plaster, old floors or a basement, our crews come from Harrison, under four road miles away, to dry and rebuild with that age in mind.

Who repairs water damage in old Larchmont houses?

That’s our work at Strongwater Restoration, based in Harrison 3.7 road miles from Larchmont Village Hall. In Victorian cottages, homes in Larchmont Manor and the village’s apartment buildings, we trace how far the water traveled, dry plaster and old floors where they can be saved, and rebuild the rest, whether it started with one leak or a flooded basement.

By the Census Bureau’s 2020-2024 estimates, the median Larchmont home was built in 1940, 49.8% of units predate 1940 and 89.7% predate 1980. The 1797 Manor House on Elm Avenue is the village’s oldest house, and many Victorian cottages and former summer-resort hotels are homes today. In buildings that age, lead paint and asbestos belong in the plan from the first day of a water job.

About Larchmont

Where does water cause the most trouble in Larchmont homes?

In basements and garages, by the village’s own account, and along the Premium River. Larchmont’s stormwater page says unexpected heavy rainfall is now the norm and asks residents to keep storm drains clear and clean out on-site dry wells to cut garage and basement flooding. The river’s wetlands straddle the borders with the Town of Mamaroneck and New Rochelle.

Those wetlands make up the 65-acre Premium River-Pine Brook Wetlands Complex. Its Premium Marsh Conservation Area covers 18 acres, 8 of them tidal, and is a state-designated Significant Fish and Wildlife Habitat (Town of Mamaroneck). Willow/Woodbine Park runs along the river, while Manor Park, on the Sound, belongs to the Larchmont Manor Park Society.

For Ida, a Patch community post six weeks after the storm quoted the village administrator’s estimate of $350,000 to $500,000 in damage to municipal property, with Sound Shore officials citing 8.5 inches of rain in under 12 hours. Larchmont is NFIP community 360168, mapped on FIRM panels effective September 28, 2007, and isn’t on FEMA’s October 2026 Community Rating System list.

Incorporated in 1891, the village covers 1.1 square miles, from Larchmont Manor on the Sound to the streets north of the railroad running east to Weaver Street. Larchmont station faces Memorial Park. The village posts a Historic Resource Survey with a property inventory map, and a Historic Preservation Task Force formed in 2017 has studied a preservation law.

Permits & rebuilding

Does a flood or water repair in Larchmont need a permit?

Construction work does, and none of it can start until the permit is issued. In a mapped floodplain, the village’s Floodplain Development Permit comes first, even before grading. Its current form asks for the building’s market value and construction cost to test the 50% substantial-improvement rule, and Village Code Chapter 337 applies the same 50% line to damage.

Larchmont paperwork, step by step

  1. Start at the Larchmont Building Department, 120 Larchmont Avenue, (914) 834-4349; the front counter is open 9:30 a.m. to 3 p.m. It serves the village only, not the parts of the unincorporated town or New Rochelle that share the 10538 ZIP.
  2. Fill out the floodplain development application if the property is in a flood zone. A $500 escrow may be required, and the permit lapses after a year, or after six months if work hasn’t started.
  3. Allow about three to four weeks for review, and close the job with a Certificate of Completion or Occupancy.
  4. Demolition, plumbing, generator and HVAC work each have their own application, as do legalization and rock removal or soil import-export.
  5. Keep power tools off on Sundays and holidays if they can be heard past the property line.

FAQ

Larchmont Questions

The village Building/Engineering Department helps the Fire Department with fire damage assessments, alongside its permits and safety inspections. Once the assessment is done and the permits are issued, our fire damage restoration crews handle the soot cleanup, the tear-out and the rebuild, and the department issues the Certificate of Completion or Occupancy at the end.

Yes. Westchester County’s Chapter 581 requires a Flood History Disclosure Form for every prospective tenant of a residential or commercial lease or sublet. It lists the FIRM zone, whether the property is in a special flood hazard area, and any flooding in the past 10 years with how high the water reached. Larchmont posts the form with its building applications.
