Property managers
How do we work with property managers and boards?
The managing agent or board is usually our client, and the scope follows what they approve. We document every affected unit and common area, coordinate access with residents, keep the building running around the work, and report progress to management. Rebuild work starts once the board or owner signs off on it.

Good to know
Who do you communicate with during a building job?
Mostly the managing agent or board that hired us, because they approve the scope and the repairs. Residents hear from us about access to their unit and the work happening there, and any request outside the approved scope goes back to management for a decision before we can do it.
When a building loss happens
- Shut off the water or isolate the riser or sprinkler zone.
- Let affected residents know someone is on the way.
- Check the units above, below and beside the source.
- Notify the building’s insurance carrier.
- Call (718) 357-9191 with the address and the affected units.

What does a flooded multi-residence building take?
Floodwater surrounded and filled the basement of a multi-residence brick building in Middlesex, New Jersey. We pumped out standing water, removed all affected materials, dried the building, remediated mold, replaced damaged studs and insulation, applied preventive treatments, and restored the laundry room.
FAQ
Questions From Managers & Boards
Do you work directly for building management?
Yes. Much of our work comes from property managers, co-op and condo boards and owners. A Yelp reviewer who manages a 600-unit complex in Midtown Manhattan wrote that we’re his go-to company for major problems in the building.
How do you handle access to residents' units?
We schedule entry through management and the resident, protect floors and belongings in the work path, and keep the unit as livable as the work allows. Residents get a contact for scheduling questions.
What if a resident wants work outside the approved scope?
We can only do the work the managing agent, board or owner has approved and authorized. Requests outside that scope go back to management, and once they approve it, we can do it.
What documentation do you give the building?
Photos, moisture readings and the scope for each affected unit and common area, so the board, the managing agent and the insurers all work from the same record.
Do you handle both the cleanup and the repairs?
Yes. Mitigation, mold remediation and the rebuild of units and common areas are done by the same company, which keeps one schedule for the building.
